Refinance Loans
Refinancing can achieve many goals from lowering your payment to debt consolidation to locking in a fixed rate, etc.

 

Home Equity Line of Credit (HELOC)/ 2nd Mortgages
In both cases, the loan is in 2nd position behind the first mortgage. HELOC and 2nd mortgages are an excellent borrowing tool as they give you the ability to borrow against the equity in your home. They are usually tax deductible, come at very low interest rates, provide low payment interest-only options and work like a credit card secured by your house. You only pay interest if you use them. HELOCS and 2nd mortgages are a great tool for a home improvement project, financing a new car, college education or any major capital outlay.

 

Construction Loans/ Remodel Loans
We have Mortgage Advisors who are experts in construction financing. Most Mortgage Brokers choose to avoid this niche due to its complexity and time intensive process. We also have 2 in 1 loans that only require one set of closing costs for both construction and permanent financing.

Multi-family/ Apartment loans
Loans for 5 units + fall into this niche and require yet a different set of underwriting guidelines, interest rates and programs. Once again, most Mortgage Brokers don’t have the experience to structure or source these complex loans. We have experienced Mortgage Advisors who specialize in multi-family /apartment loans.

 

Tenancy in Common (TIC) loans
TIC lending is a constantly evolving market. GT Financial is market leader in TIC financing and has access to TIC loans; both blanket and individual.

Bridge Loans
Need to tap equity in an existing property to acquire a new property? We assist with bridge financing if it is the best alternative. In many instances, there are more creative means that are also more cost effective.

 

Reverse Mortgages
Reverse mortgages are often seen as a last resort for the equity rich borrower who needs to tap his/her equity for an annuity stream. These loan products, while more expensive, are also available.

 

Investment Property Loans
Investment Property loans have tightened their underwriting guidelines, but we still have numerous options available through our banking partners.

 

2nd Home Loans
These loans work very similar to your primary residence and with an increase in 2nd home ownership; we have seen lenders get more aggressive with pricing often matching rates for primary residences.

 

FHA/VA Loans
Government backed financing has exploded in popularity due to liberal credit scoring and low down payment requirements. Ask us to review your options.

 

Private/ Hard Money Loans
Ideal for the super quick close, we have sources that can facilitate this financing need.

 

Condominium Conversion Loans
Unique to the San Francisco marketplace, these loans are typically used to convert an apartment building (i.e. duplex) to two condos. This financing package requires the knowledge base to coordinate a concurrent close and work with the right banks that will allow this type of financing. We have helped many clients with this specific financing need.

 

Interest Only Loans
Very popular product over the last several years because this product niche increases cash flow, while maximizing tax deductibility. Borrowers have also realized that the money they were using to buy down their loan balance can be leveraged to get higher returns in alternative investments vehicles. However, many homeowners are now converting back to full amortizations loans since they can’t bank on appreciation forever.

 

Loft Financing
Once again, unique to high growth urban markets, loft financing has grown in popularity as loft development has boomed in the last decade. These loans are underwritten similar to condo loans, but still carry investor specific requirements that should only be managed by someone with experience handling this type of financing need.

 

Co-Operative Financing
More unique to the East Coast market, specifically New York City, this financing product does exist in urban markets and has one of the most illiquid market places. As a result, there are very few players and a Mortgage Broker experienced in this market should be employed.

 

Mixed Use Loans
In some cases, a condo development or apartment building will have a commercial retail component. These projects require unique mixed use financing. We can assist with these requests.
